Your first listing

Owners listing a property for the first time worry about the wrong things.

They worry about the photographs being professional enough and not at all about the preparation, which is the thing that decides the result.

An hour of clearing and tidying does more for a listing than any equipment or technique. That is not modesty, it is simply how it works.

What you genuinely need to do: clear every surface, put personal items away, replace dead bulbs, and open every curtain.

What you can skip: repainting, buying furniture, staging with borrowed items, and worrying that the flat is too ordinary. Most listings are ordinary and they sell.

It is also worth knowing that fewer good photographs work better than many mediocre ones. A listing does not need every room from every angle.

It is worth asking what a photographer cannot fix, because the answer decides what is worth doing beforehand.

Clutter, dead bulbs and closed curtains cannot be fixed afterwards. A slightly awkward room shape can be worked with.

It is also worth knowing that a listing does not benefit from every room being included.

A small utility space or an awkward corner adds nothing, and leaving it out is not concealment — it is editing.

Ask which rooms are worth including rather than assuming the answer is all of them.
