Every other format on this site makes the decisions for the viewer. A photograph shows one frame; a walkthrough follows one route. A virtual tour hands control over entirely.

Someone can stand in the middle of the living room, turn around, look at the ceiling, check what the window actually faces, and move into the next room at their own pace. They can go back to the kitchen three times if that is what they are weighing up.

That is a genuinely different proposition, and for some viewers it does the work of several visits.

Two situations justify one clearly. The first is a buyer or tenant who is not in the city — out of town, overseas, or simply unable to visit repeatedly, for whom a tour is the closest available thing to being there.

The second is a property that is hard to visit often: an occupied unit, a site with restricted access, a development where a hundred prospects would otherwise each need walking through the same sample flat.

It is also a filter. People who have walked a tour and still book a viewing are considerably more serious than people who have only seen photographs, which is worth something to whoever is doing the viewings.

A tour is built from full capture positions rather than from frames. Every room needs at least one, larger rooms need more, and the positions have to connect so a viewer can move between them sensibly.

That is slower than photographing the same property, and the time scales with the number of spaces rather than with their size. A property with many small rooms takes longer than one with a few large ones, which is the opposite of how stills work.

A 360 capture sees the entire room — every corner, the ceiling, the floor, and the spot where a photographer would normally be standing. Nothing can be kept just outside the frame, because there is no outside the frame.

That makes preparation matter more than for any other format. Clutter that would sit safely behind the camera in a photograph is fully visible here, and so is anything pushed into a corner to get it out of the way.

It is worth an extra half hour of clearing before we arrive. It is the cheapest possible improvement to the finished tour.

The tour is delivered as a link you can share directly or embed in your own website or a portal listing, so it lives wherever your listing already lives rather than requiring anyone to go somewhere else.

It works on a phone, on a desktop and in a headset, with no app to install — which matters, because any barrier between an interested viewer and the property is a viewer you lose.

Most clients take photographs from the same visit, and it is the sensible way to do it. The space only gets prepared once, and you end up with stills for the listing and a tour for the people who want to explore it properly.
