The question photographs cannot answer

A set of photographs tells you what the rooms look like. It does not tell you how they connect, and that is usually the thing a viewer most wants to know.

Does the kitchen open onto the living room or sit behind a wall. How far is the bedroom from the bathroom. Is the balcony off the living area or off a bedroom. A floor plan answers those abstractly; a walkthrough answers them the way you would experience them.

It also conveys size in a way stills genuinely cannot. Walking a space in real time gives a sense of scale that no single frame, however honestly shot, manages to.

Planning the route

A walkthrough is only as good as the path it takes. Filmed the way a visitor would actually move through the property — in the door, through the living space, along the passage, into each room and back out — it reads as a tour.

Filmed in whatever order was convenient, it reads as a camera wandering around a house. Viewers cannot build a mental map from it and the whole point is lost.

So the route is worked out before filming starts, including where it doubles back, which doors are open, and what is visible at each turn. Doors left shut behind the camera are the most common small mistake and they break the sense of connection immediately.

Why smooth movement matters more than it sounds

Handheld footage of an interior is genuinely unpleasant to watch. Small wobbles that go unnoticed while filming are magnified on playback, and viewers stop watching without being able to say why.

Stabilised, continuous movement removes that entirely and does something else as well: steady motion through a doorway is what creates the feeling of moving through a space rather than looking at a series of rooms.

Pace matters too. Too fast and nothing registers; too slow and people leave. The speed of an unhurried walk is usually about right, because that is what the viewer is imagining themselves doing.

Length, and how long people actually watch

A walkthrough usually runs between one and three minutes depending on the size of the property, and that range is not arbitrary — it is roughly how long anybody will watch a video of somewhere they have not yet decided to visit.

A larger property needs more time; a compact flat covered in three minutes is being padded. If the property genuinely warrants longer, it usually wants a different treatment rather than a longer tour.

A shorter vertical cut can be delivered alongside the main edit for social, which is a different job from the full walkthrough and is worth asking for at the booking stage rather than afterwards.

Filming it on the same visit as the stills

It is considerably more efficient to film the walkthrough and shoot the photographs in one visit, and the reason is not just travel.

A property has to be tidied, cleared and styled before it can be photographed, and doing that twice is the actual cost of splitting the work across two days. Once the space is ready, adding the video is a much smaller job than arranging it separately.

It also means the video and the stills match. Same styling, same light, same colour treatment — so the listing or the project page reads as one piece of work rather than two.
